The apartment building rules are intended to maintain comfort and order in the property. Residents of the building should ensure that their guests also follow the apartment building rules.

Entrance door
  • Must always be kept locked
Balconies and terraces
  • Shaking and airing clothes is allowed.
  • Beating and airing carpets is NOT allowed; there is a carpet-beating stand in the yard.
  • Drying of small laundry (must NOT be visible from outside).
  • Flowers may be hung on the inside of balcony railings.
  • Terraces belonging to ground-floor apartments are maintained by the tenants, including plantings.
  • Barbecuing on balconies and terraces is NOT allowed.
Stairwells
  • Notices from the board and property manager are placed on the notice board.
  • It is NOT allowed to store items in corridors or on stairwell landings.
Basement
  • Each apartment has a storage unit.
  • No flammable substances may be stored in the storage units.
Storage areas
  • Strollers, skis, and bicycles are to be stored in the storage facility in the yard.
Waste
  • Waste must be sorted and placed in the appropriate containers in the waste area in the yard (biowaste, combustible waste, paper, metal, glass, and batteries).
  • Residents must themselves transport away any other waste
Parking
  • Garage spaces and outdoor spaces with electrical outlets are available for rent.
  • Parking cars in the inner courtyard is prohibited.
Quiet hours
  • Quiet hours in the building are from 22.00 – 07.00.
    For family gatherings, please inform neighbors in good time.
Moving in
  • Moving-in must be reported to the population register and the property manager.
Pets
  • Walking pets in the inner courtyard is strictly prohibited.
Enclosed balconies
  • Balcony doors must ABSOLUTELY be kept closed during the cold season.
Emergency situation
  • In case of emergency (fire or water leak), access to apartments will be made using a master key or by force (police or fire department).
Fault reports
  • Leaking taps, running toilets, water leaks, and other observed faults in the apartment must be reported immediately to property maintenance or the property manager.

General provisions concerning order
  • No one may behave in a way that unnecessarily disturbs the comfort of others living in the building. Residents should otherwise also comply with regulations concerning normal peaceful residential behaviour.
  • Residents of the building are responsible for ensuring that their guests also follow these house rules.
  • All persons living in the building for more than 14 days or who regularly stay at the housing company are considered residents. Any such person who has not made a separate move notification to the housing company must report their name, date of birth, length of stay, and official contact details to the property manager.
  • A rescue plan has been issued for the building.
Common areas
  • Entrance doors must be kept locked
  • Movement in common areas must be quiet, and unnecessary presence in these spaces is prohibited.
  • Items may only be stored in designated storage areas.
  • Common areas must be used in a tidy and orderly manner.
  • Smoking is prohibited in common areas.
Yard areas
  • The yard area must be kept clean and tidy.
  • Household waste, recyclable waste, and other rubbish must be taken to the designated waste containers at the waste shelter. Residents are responsible for disposing of furniture, household appliances, hazardous waste (including oil, car tyres, batteries), and renovation waste themselves.
  • It is forbidden to damage trees and shrubs.
  • Bicycles and other means of transport must be kept in their designated places.
  • It is strictly forbidden to throw rubbish or cigarette butts from balconies.
Parking and parking spaces
  • As property owners and occupants, it must be ensured that all emergency routes remain accessible, unobstructed, and properly marked.
  • Parking vehicles or placing any obstacles on emergency routes (i.e. the yard) is prohibited. (Räddningslagen 13.6.2003/468)

These apartment building rules are intended to ensure a pleasant living environment for everyone in the building. Residents are responsible for ensuring that their guests also comply with these rules.

Entrance doors
  • The entrance doors must always be kept locked
Balkonies
  • Brushing and airing clothes on the balcony is permitted.
  • Beating or airing rugs on the balcony is NOT permitted. A carpet beating rack is available in the courtyard.
  • Flower boxes and pots may be hung on the inside of the balcony railings.
  • Grilling on balconies is NOT permitted.
Stairwells
  • Notices from the Board of Directors and the Property Manager are displayed on the notice board.
  • It is NOT permitted to store any items in hallways or on stair landings
Basement
  • Each apartment has its own storage unit in the basement.
  • Flammable materials must not be stored in the storage units.
Storage Areas
  • Strollers, skis, and bicycles must be stored in the designated storage room in the basement.
Waste Disposal
  • Waste must be sorted and placed in the appropriate bins located in the waste collection area in the courtyard. (Biowaste, mixed combustible waste, paper, metal, glass and batteries)

  • Residents are responsible for disposing of all other waste themselves.
  • Hazardous waste must be taken to an appropriate collection point by the resident.
Parking
  • Indoor garage spaces and outdoor parking spaces with electrical outlets are available for rent.
Quiet Hours
  • Quiet hours are from 23:00 to 07:00.
  • If you are planning a family celebration or other gathering, please inform your neighbours well in advance.
Moning in
  • New residents must notify the Population Information System and the Property Manager of their move.
Pets
  • Exercising or walking pets in the inner courtyard is strictly prohibited.
Emergency Situations
  • In the event of an emergency (such as a fire or water leak), apartments may be entered using a master key or, if necessary, by force with the assistance of the police or fire department.

Maintenance Requests
  • Dripping taps, continuously running toilets, water leaks, and any other faults noticed in the apartment must be reported immediately to the property maintenance service or the Property Manager.

General Regulations Regarding Order

  • No resident may, through their behaviour or in any other way, unnecessarily disturb the comfort or peace of other residents. Residents are also expected to observe normal standards of neighbourly conduct and respect the right of others to peaceful enjoyment of their homes.
  • Residents are responsible for ensuring that their guests also comply with these house rules.
  • Anyone who resides in the building for more than 14 days or stays regularly at the housing company is considered a resident. Any such person who has not submitted an official notification of move must provide the Property Manager with their name, date of birth, length of stay, and official contact details.
  • A rescue plan has been prepared for the property.
Common Areas
  • Entrance doors must always be kept locked.
  • Please move quietly through the common areas. Unnecessary loitering is prohibited.
  • Personal belongings may only be stored in areas designated for storage.
  • Common areas must be kept clean and tidy.
  • Smoking is prohibited in all common areas.
Courtyard
  • The courtyard must be kept clean and tidy.
  • Household waste, recyclable waste, and other refuse must be placed in the designated waste containers located in the waste collection area. Residents are responsible for disposing of furniture, household appliances, hazardous waste (such as oil, tyres, and car batteries), and renovation waste themselves.
  • Bicycles and other personal transport equipment must be stored in the designated storage areas.
  • Throwing litter or cigarette butts from balconies is strictly prohibited.
Parking
  • Property owners and residents must ensure that all emergency access routes remain clear, accessible, and properly marked.
  • Parking vehicles or placing any obstacles on emergency access routes (including the courtyard) is prohibited. (Räddningslagen 13.6.2003/468)
Apartments and Respect for Neighbours
  • Noise and other disturbances are prohibited between 22:00 and 07:00. If you are planning a family celebration or another gathering that continues into the evening, please inform your neighbours in advance.
  • Apartments must be maintained with due care. Water leaks, faults in heating or plumbing systems, blocked drains, or any other defects must be reported immediately to the Property Manager or the property maintenance service (contact details are available on the stairwell notice board). Failure to report damage may result in liability for repair costs.
  • Renovation and repair work that causes noise must be carried out in a way that minimizes disturbance to neighbours. Permission from the housing company is required before shutting off water or electricity.
  • Toilets and drains must not be used to dispose of waste that may cause blockages or damage. Hazardous waste and medicines must never be disposed of through the drainage system.
  • Apartments must not be ventilated into the stairwell.
  • No one may, through their behaviour, disturb public order, endanger the safety of others, offend public decency, or cause disorder or nuisance within the property.
Building Maintenace
  • Dirtying staircases, corridors, or walls is strictly prohibited. Anyone responsible for soiling these areas must clean them immediately. Unnecessary noise and loitering in stairwells and corridors are also prohibited.
  • Anyone who damages the building, windows, walls, or other property is liable for the full cost of repairs. Water pipe leaks, faults in fixed electrical installations, and other building-related defects must be reported immediately to the Property Manager or the property maintenance service in order to avoid further damage and possible liability.   • Advertising signs, posters, external antennas, or similar installations may not be erected without prior approval from the Board of Directors.
  • Flammable materials or other items must not be stored in basements, common areas, or near the building in a way that increases the risk of fire, contributes to the spread of fire, or obstructs firefighting operations. (Räddningslagen 13.6.2003/468)
  • Storing personal belongings in stairwells is prohibited. (Räddningslagen 13.6.2003/468)
Pets
  • Pets must be kept on a leash outside apartments and throughout the property grounds and must not disturb other residents.
  • Pets must not soil the buildings or the property grounds. Owners are required to clean up after their pets immediately. Failure to do so may result in liability for cleaning costs.
  • Walking pets in or near children’s playgrounds. (Ordningslagen 23.6.2003/612 § 14)
  • Feeding birds on the property is prohibited.
Supervision and Violations of the Apartment Building Rules
  • These house rules may be amended by the Board of Directors when necessary. Any amendments will be announced on the building’s notice board.
  • Failure to comply with these house rules may result in liability for damages, forfeiture of the right to occupy the apartment, or termination of the tenancy agreement.
  • The Board of Directors, the Property Manager, and the property maintenance staff supervise compliance with these rules. Residents are expected to follow any instructions or notices issued by them.

Gemensamma lokaliteter

  • Under den tid som ytterdörrarna är låsta skall den som öppnar och stänger dörrarna kontrollera att låset knäpper till. Detsamma gäller för gäster. Det är en trygghetsfråga. I hus med fjärrkontroll för att öppna dörren, hör efter vem som ringer på summern och att din gäst kommer upp till bostaden.
  • Av brandsäkerhetsskäl får inte allmänna lokaliteter och utfarter användas för förvaring. Rollatorer, sparkcyklar mm. placeras på anvisade platser som inte blockerar de allmänna utrymmena.
  • Det är inte tillåtet att röka i allmänna utrymmen.
  • Affischer, skyltar och reklam får bara sättas upp om fastighetsbolaget tillåter det på särskilt anvisade platser.
  • Med gemensamma lokaliteter avser vi hall, trappuppgångar, tvättstuga, bastu, källare osv.

Avfall och avfallshantering

  • Avfall från hushållet förs till uppsamlingskärlen i soppåsar. Se till att kärlen blir jämnt fyllda, annars fylls det närmaste kärlet mest.
  • Följ sorteringsreglerna, det minskar avfallet och sparar miljön.
  • Om avfallsmängden är stor, vid renovering eller flyttning, ansvarar invånaren för att avfallet transporteras till avstjälpningsplatsen.

Parkering

  • Parkering är tillåten endast på anvisade platser. Undvik tomgång och blockera inte in- eller utfarter till fastigheten.

Buller

  • Vi har kanske inte samma dygnsrytm, men som allmän regel gäller att buller skall undvikas kl. 22.00–7.00. Om reparation pågår kan man också ta hänsyn till tidpunkter och dagar. Undvik störande högljudda arbeten på veckosluten och efter klockan 21.00.
  • Det är taktfullt att meddela grannarna om du tänker ordna en större familjefest eller liknande. Om stora arbeten görs har bolaget rätt och skyldighet att känna till dem. Kontakta alltid disponenten i oklara fall och vid grundliga renoveringar.
Lägenheterna

  • Anmälan om vattenläckage, avloppsstopp och liknande skall genast göras till fastighetsbolagets representant. Under vintern skall balkongerna skottas från snö. Mat får inte tillredas på balkongen och blomlådorna bör hänga på insidan av balkongräcket. Det går bra att hänga tvätt på balkongens insida under räckets nivå.
Damning

  • Det är inte tillåtet att piska mattor eller sängkläder på balkongen. Det skall göras på områden och vid tidpunkter som är särskilt anvisade för ändamålet.

Inflyttning och utflyttning

  • Anmäl om in- eller utflyttning till disponent eller annan representant för fastighetsbolaget så att husets invånarregister har korrekta uppgifter.

Husdjur

  • Utanför bostaden skall alla husdjur gå kopplade. Husdjuren får inte störa husets andra invånare. Rasta inte husdjuren i omedelbar närhet av gårdsplanen eller barnens lekplatser. Använd påse för att plocka upp efter djuret.

Nycklar

  • Det kan vara bra att deponera en extra nyckel hos en anhörig, en nära vän eller eventuellt en granne ifall nyckeln glöms eller slarvas bort.

Bry dig om din granne

  • Vet du hur din granne mår och vice versa? Det kan kännas tryggt med en daglig signal, ett telefonsamtal eller en önskan om god morgon på trappavsatsen. Den dagliga kontakten med någon annan ger trygghet.
  • I övrigt hänvisar vi till de ordningsregler som finns inskrivna i lagen om bostadsaktiebolag. Reglerna har kommit till för att vi alla skall trivas så bra som möjligt.
